No. Skyview Living only offers 12 month leases and does not provide short term rental leases.
Yes. To be considered in our application process you must provide your last months rent with your application in the form of a money order or certified cheque. If your application is declined for whatever reason, the cheque will be returned to you.
Please submit completed applications along with all required documents to the Resident Manager with your Last Month’s Rent cheque in person so that they may witness it.
Please allow 2-3 business days for us to process your application. Someone from our team will contact you directly if any documents are missing or need more information. Please note, missing documents will delay the process.
A guarantor (i.e. parent, guardian, family member, friend, etc.) is someone who signs the lease with you but does not occupy the unit. This person would take on your financial obligations should you fail to make rent payments or pay for any damages you cause in the apartment. Skyview Living will recommend you get a guarantor based on the information within your application.

A lease agreement is a contract governed by the rules of the RTA (Residential Tenancy Act) between the lease holder (you) and the property management company (Skyview Living). The lease agreement outlines regulations that the lease holder must abide by during their tenancy.
Utilities such as heat, hydro and water, will be included depending on the individual unit or property. If it is not included, cost will be dependent on the lease holder’s consumption and will be the lease holder’s responsibility to set up on their own utilities.
Yes. Tenant insurance is required and must be provided before you move in.
Once the lease is signed and management receives your First Month’s Rent as well as proof of your tenant insurance, the keys will be provided to you on your move-in day.
This is possible. Skyview will pro-rate your monthly rental rate from the date of move in.
Tenants may pay their rent by submitting a cheque to the management office located in their building. Some properties also offer interac debit payments. We also encourage tenants to sign up for PAD (pre-authorized debit) if they wish to have their rent payments submitted automatically on the first of every month. Please note, we do NOT accept cash.
Rent is due on the first (1st) day of every month.
If rent is not paid on the first (1st) day of the month every month, Skyview will issue an N4 notice (notice to terminate, if not complied with) to remind you that rent is due by a specific date. If rent is not paid by the new due date, this may result in a potential eviction.
You can pick up a maintenance request form in the property’s laundry room or management office. Once filled out in it’s entirety, you can submit it to your Resident Manager.
Tenants are allowed to paint their walls, however, prior to moving out, they must paint the walls back to it’s original colour. If not, this will result in a tenant chargeback upon move-out.
Once you fulfill your 12-month lease, a proper 60-day notice in writing or via email must be submitted. This should be given no later than the first (1st) of the month.
Yes. If the lease is broken prior to the one-year date, you will be responsible for an administration charge and/or rent loss until the unit is re-rented.
Yes. The renewal process is quick and simple. Instead of moving out, your lease will automatically be a month-to-month tenancy.
